Frequently Asked Questions

  • Q: When should I hire a construction manager or owner’s representative?

The earlier, the better. Ideally, I join during pre-construction planning — before bids are solicited or ground is broken—so we can review your project plan and outcomes and expectations, indoctrinate each other from the perspective of management tools, identify risks, plan budget drafts, and set a clear path forward.

  • Q: Do you provide cost estimates?

I assist with cost estimates.  I will review and validate cost estimates.  I will bring an estimator to the table for expertise.  I will expect us to match cost estimates to project scope and schedule milestones, providing a framework for cashflow.  I will expect us to define the cost basis for changes. I will expect us to draft the ROM for any potential known add on.  I provide realistic, experience-based construction cost estimating to help clients make informed decisions and prevent budget surprises

  • Q: Can you help me select contractors?

Absolutely. I offer bid management and contractor selection, evaluating and leveling proposals, verifying abilities and references, interviewing and helping you choose a reliable team that aligns with your project’s goals.

  • Q: Do you work on-site regularly?

Yes, I’m actively involved on-site as contracted or when needed—inspecting workmanship, coordinating trades, and ensuring that details meet standards.

I use the fundamental processes to establish and encourage the team mindset to prepare proper sequences and alert the team to conflicts, errors, challenges, and cooperation. If an ideal  team culture can change disruption to harmony, then it should be strived for.

  • Q: Can I hire you for only part of a project?

Yes. Clients may hire me for specific phases or fundamental processes, such as pre-construction planning, design review, or critical milestones. My approach adapts to the needs of your project.

During our initial meet-and-greet and consultation (scheduled on my website) we consider two qualities: the a la carte services you want from me, and whether your project qualifies. This includes schedule management, coordinating trades, quality control, problem-solving, and keeping all stakeholders aligned.

  • Q: How do you charge for your services?

I offer flexible and scalable billing, based on hourly rates or project engagements. This allows clients to engage my services at the level that fits their project and budget.

  • Q: Have you worked on historic or complex properties?

Yes. I have experience restoring historic homes, managing sensitive institutional projects, and refining designs by architects. I excel at solving unique construction challenges.

  • Q: Do you provide guidance on regulatory or compliance issues?

Absolutely. I help clients navigate permitting, inspections, and compliance requirements—reducing risk and keeping projects on track.

  • Q: Can you assist with maintenance or long-term building issues?

While I primarily focus on construction and oversight, I can advise on maintenance strategies, early selection of low-maintenance low-complexity accessibility-plus fixtures and potential long-term issues to help protect your investment. A fully informed turn-over package is my goal for you.
